Preheat oven to 350 degrees. Grease a 9-inch pie pan. Prepare brownie mix as package suggests for chewy brownies. Spread into pan. Bake 35 minutes.

In a mixing bowl, beat cream cheese until fluffy. Then, beat in condensed milk. Add eggs, vanilla; mix well. Stir in chocolate chips. Pour into pan.

Lower oven temperature to 300 degrees. Bake for 50 minutes. Cool and chill before serving.
